Commercial Pressure Washing — Lincoln Park Shelter

Spokane, WA

Some jobs are just jobs. You show up, you clean something, you leave.

This was not one of those jobs.

The Lincoln Park Shelter in Spokane had been weathered down over years of use. Moss, mildew, debris buildup, and the general wear that comes from a public structure that gets used hard and maintained lightly. A community group had organized a repainting effort with volunteers including kids, families, and neighborhood groups. They needed the structure cleaned properly before anyone picked up a brush.

They called us.

What We Were Working With

The shelter had a combination of wood, brick, and concrete surfaces each requiring a different approach. Aged wood that needed soft wash treatment rather than high pressure. Concrete that could handle more aggressive cleaning. Posts, beams, and roofline structure that had accumulated years of organic growth.

The challenge with a public park structure is the environment around it. Children play here. Families bring their dogs. Wildlife moves through. Whatever chemistry we used needed to be appropriate for that setting and the runoff needed to be handled responsibly.

We assessed every surface before we started and adjusted our approach accordingly. Soft wash on the sensitive wood and aged materials. Controlled pressure on the concrete slab and harder surfaces. Eco-friendly cleaning solutions throughout.

The goal was a surface clean enough for paint to adhere properly and a job completed safely and on time before the volunteers arrived.

What We Did

Full surface inspection before any equipment came out. Identified the fragile areas, mapped the pressure settings needed for each surface type, confirmed the cleaning solution approach for a park environment.

Applied biodegradable detergents to all organic growth. Moss, mildew, algae, and years of weather debris on posts, beams, roofline, and concrete slab.

Soft washed the aged wood sections and adjusted PSI throughout based on what each surface could handle.

Deep cleaned the concrete and harder surfaces where more aggressive treatment was appropriate and would not cause damage.

Final rinse and dry inspection to confirm everything was ready for paint. Volunteers could start immediately without waiting for surfaces to be safe or dry enough to work on.

The timeline held. The shelter was ready when it needed to be.

Featured in the City of Spokane

The Lincoln Park Shelter restoration was covered in an official City of Spokane article titled “Lincoln Park Shelter Gets Makeover with Help from Kids and Community.”

The Bright Side is credited in the article for completing the pressure washing that prepared the shelter for the community repainting. You can read the full story at the City of Spokane website here:

This is the kind of job that does not show up in a before and after slider. The before is a weathered park shelter. The after is a clean surface that gave a community effort somewhere to start. The real result is what the volunteers built on top of what we prepared.
