House Washing Spokane, WA

Your House Is Telling You Something. It's Just Doing It Quietly.

It doesn’t happen overnight. One day you walk outside, look at the north side of your house, and realize the siding that used to be white has gone a shade of greenish gray that nobody chose on purpose. There are black streaks running down from the gutters. Something is definitely growing under the eaves, it’s been there long enough that you stopped noticing it.

That’s how Spokane works on a house, and why house washing in Spokane isn’t something to skip. The winters are wet. The springs bring pollen. The summers are dry enough that whatever settled into your siding just stays there and bakes. And the shaded sides of your home, the ones that don’t get direct sun, become a welcome environment for algae and mildew to do exactly what they were designed to do.

Nothing is wrong with your house. It just needs a wash.

We’ve seen every variation of this exact situation more times than we can count.

Why We Use Soft Washing Instead of High Pressure

Pressure washing works great on concrete. Driveways, patios, sidewalks. Hard surfaces that can take it.

Siding is a different conversation.

High pressure on vinyl, Hardie plank, stucco, or painted wood does one of two things. Either it moves the algae around without killing it, so it comes back faster than it left, or it forces water behind your siding panels where it sits and causes damage you won’t find until it’s already a problem.

Soft washing skips all of that. Lower pressure combined with professional cleaning solutions that kill algae and mildew at the root instead of just blasting the surface. The results last longer, nothing gets pushed somewhere it shouldn’t be, and you don’t have to stand there watching nervously while someone points a high pressure wand at your trim.

Vinyl siding, Hardie plank, stucco, wood siding, painted surfaces, trim, fascia, gutters, soffits. If it’s on the outside of your house we can clean it without breaking it.

How Soft Washing Works

The cleaning solution we use is sodium hypochlorite, which is chlorine, diluted to the right concentration and combined with a professional surfactant that helps it cling to vertical surfaces long enough to work.

We know chlorine sounds alarming. It isn’t. It’s the same chemical used in pool maintenance and municipal water treatment. Diluted correctly it’s extremely effective at killing organic growth without damaging siding, plants, or paint.

Before we start on any house we do a full walkthrough. Open windows get closed. Sensitive plants, Japanese maples, anything your spouse would be upset about, get pre-wetted and rinsed throughout the process. We’ve never had a landscaping damage claim and we’d like to keep that streak going.

After the solution dwells we rinse everything with our de-ionized water system, the same spot-free rinse technology used in car washes. No hard water spots, no mineral streaking, no residue on your siding or windows.

You come home and your house looks the way it did when it was new. That’s the goal every time.

What Spokane's Climate Actually Does to Your Siding

Spokane is not one climate. It is five or six microclimates depending on which part of town you live in and each one does something different to the outside of your home.

Lake houses on Liberty Lake and the surrounding waterways deal with persistent humidity from the water surface below. Algae and organic growth establish faster here than almost anywhere else in the region and come back within two years even after a thorough professional cleaning. If you are on the water your house washing schedule needs to be more frequent than a standard Spokane home.

Wooded properties throughout Mead, Deer Park, Chattaroy, and the tree covered neighborhoods of North Spokane County deal with a specific combination of pine pollen, cottonwood, spider webs, and bird activity that coats siding in a way that does not rinse off with a garden hose. The organic material bonds to the surface and holds moisture which accelerates growth underneath it. What looks like surface dirt is often a layer of accumulated organic material that requires chemicals to release.

Urban homes on South Hill, downtown corridors, and properties near busy roads accumulate road grime and fine automotive dust that settles into siding texture and builds up year over year. It is not dramatic until you clean it and see what the original color actually was.

Newer homes with Hardie plank siding have their own specific challenge. Hardie attracts a fine dust that bonds through a static charge to the surface and resists water rinsing almost completely. A homeowner who tries to rinse their Hardie plank with a garden hose wonders why it still looks dirty when it is dry. The answer is that water alone cannot break the static bond. The right soaps and techniques do it in a single pass.

And then there is wildfire smoke. If you have dark siding and your home was in a smoke affected area during fire season you have probably noticed a yellowish film that appeared and did not go away when it rained. That is fine particulate from wildfire smoke that has bonded to the paint surface. It is not visible on light siding but on charcoal gray, navy, dark green, or any dark exterior color it shows up clearly. Standard cleaning addresses it. Ignoring it means it stays until the next professional wash.

We wash homes throughout every one of these environments regularly. The house washing products and the process we use gets adjusted based on what your specific home is dealing with not a one size fits all approach applied to everything.

When Is the Right Time to Wash Your Spokane Home?

Most Spokane homeowners get the most value from a professional wash every 12 to 24 months. The honest answer is it depends on your situation, how much tree coverage you have, which direction your house faces, and how long the shaded sides stay damp.

Homes surrounded by trees or with significant north facing walls develop visible growth faster and do better with annual cleaning. Homes with more sun exposure can often go two years without anyone noticing.

The spring rush is real. April through June our schedule fills up fast because everyone had the same realization at the same time. Booking in late winter or early fall is genuinely the better move if you want flexibility on timing.

You can also wash in the fall before the wet season sets in, which gives your siding a clean surface going into winter instead of giving moss and algae a running start.

What We Clean and How We Clean It: Spokane Siding Types

Every siding type on a Spokane home requires a different approach. The chemicals change. The pressure changes. The expectations for the result change. Here is exactly what we do with each one and what to know before you book.

Vinyl Siding

Vinyl is not as popular as it once was but that does not mean it is not around and it does not mean it does not need cleaning. For pressure washing companies vinyl is the gold standard. It handles just about any chemical strength we need to apply and cleans up to nearly new condition in a single visit.

The caveats worth knowing. Vinyl oxidizes over time which shows as a chalky white residue on the surface. It also gets dirty faster than other siding types because the surface texture traps fine dust and organic material. And aged brittle vinyl needs to be cleaned carefully because high pressure on weathered vinyl can cause damage that the cleaning was supposed to prevent.

We assess the condition of your vinyl before we start. If the siding is brittle enough that we have concerns we tell you before we spray anything on it.

Hardie Plank and Fiber Cement

Hardie plank has become the go-to siding type for new construction throughout Spokane. It looks great, paints well, and is about as durable as exterior siding gets since it is a cement based fiber board.

The downside is cleaning it. Hardie plank attracts a fine dust through a static bond that does not respond to water rinsing. A homeowner who tries to rinse dirty Hardie with a garden hose watches the water run off and the dust stay exactly where it was. Some homes also show oxidation on sun facing sides. A white powdery residue that appears when you touch the surface and does not come off with a standard cleaning.

Both the static bond dust and the oxidation require a different cleaning process than standard house washing. There are very few companies in Spokane that understand how to clean Hardie plank correctly. We happen to be one of them. We are not saying that to be impressive. We are saying it because if you hire someone who does not know the difference you will end up with a house that does not look clean and siding that got cleaned the wrong way.

The Bright Side uses specialty soaps and techniques specifically for Hardie plank that break the static bond and address oxidation without damaging the fiber cement surface. If you have dark Hardie plank that looks permanently dusty the solution is chemistry not pressure.

If you are not sure what type of siding you have just mention it when you call. We will figure it out before we start.

James Hardie provides specific guidance on cleaning fiber cement siding that is worth reviewing before you hire anyone or attempt it yourself. View James Hardie’s siding cleaning tips.

Stucco and EIFS

These siding types hold dirt and pollen more than any other material we clean. EIFS specifically is also extremely fragile. High pressure or a ladder positioned incorrectly against EIFS can punch through the surface and cause damage that requires a contractor to repair rather than a cleaning company to fix.

The good news is stronger chemicals can be used on stucco and EIFS and these surfaces generally clean up very well as long as staining has not been sitting on the surface for too long. We keep ladders off EIFS surfaces entirely and work with extension equipment to avoid any contact pressure on the material.

If your home has EIFS let us know before we arrive. We treat it differently from the moment we pull into the driveway.

Brick

Brick is durable and responds well to cleaning. Higher pressure can be used on brick as long as care is taken along the mortar joints. Old or deteriorating mortar can be dislodged with too much direct pressure which creates a repair situation that outlasts the cleaning job.

Brick is also more prone to moss, lichen, hardwater, efflorescence and algae growth than most other exterior materials because of its porosity. The surface absorbs moisture and holds it longer than vinyl or Hardie which creates ideal conditions for organic growth to establish. We see more aggressive lichen blooms on brick than on any other siding type in Spokane. The right process addresses it thoroughly in a single treatment.

Painted Surfaces and T1-11 Siding

Composite siding and painted wood siding are common on older Spokane homes. These do not usually develop as much organic growth as other siding types but they show dust and pollen extremely well. The visual shift from dirty to clean on painted siding is often dramatic precisely because the base color is bright and the contrast with accumulated dust is obvious.

T1-11 is susceptible to water damage and we encounter that regularly on older Spokane homes. This is where soft washing specifically shines because we are not going to disturb existing water damage or dry rot that is usually present. Running high pressure across compromised T1-11 makes an existing problem significantly worse.

Oxidation is common on both T1-11 and older painted homes. Peeling paint is also a real risk if high pressure is used on painted surfaces that are already showing signs of adhesion failure. We identify peeling paint and paint that is close to peeling before we start and adjust our approach accordingly.

Cedar Shake and Stained Wood

Cedar siding and stained or unstained wood requires a specific cleaning approach and this is the siding type where doing your research on who you hire matters most.

Wood should never be cleaned with standard house washing chemistry or high pressure. Regular soft wash chemistry at house washing concentrations damages wood fibers and strips stain. High pressure on cedar shake raises the grain and creates surface damage that a painter has to address before anything else can go on the wood.

Stained wood trim and beams are also increasingly common on Spokane homes and what happens when you clean them depends entirely on whether the stain is oil or water based. An oil based stain responds differently than a water based stain and the wrong approach results in a call to a painter not a satisfied homeowner.

We treat wood with a restoration lens rather than a cleaning lens. That is a meaningful distinction. A cleaning lens means making it look as clean as possible as quickly as possible. A restoration lens means understanding what the wood can handle, what the result will realistically look like, and walking you through that before we start rather than after we finish.

No surprises on wood. We tell you what to expect before any cleaners touch the surface.

After You Schedule: What to Expect From First Contact to Final Walkthrough

You went through the hard part of choosing a contractor and getting a quote. If you are still weighing your options our guide to reading a pressure washing quote walks through what to look for and what red flags to avoid.

Once you are booked here is exactly what happens next.

The night or morning before your appointment

Pull anything you do not want getting wet away from the siding. BBQ grills, potted plants, and landscaping decorations can all get in the way of cleaning every inch of the home and take the brunt of overspray if they are left in place.

Patio furniture can stay outside. Take the cushions off and we can spray down the frames while we are there. Propane fire pits and anything too large to move can stay where they are. Just let us know what you have and we will tarp it to keep it dry.

All windows should be closed before we arrive. If we spot an open window during our initial walkthrough and nobody is home we have safe methods of closing them from the outside without needing to get into the house.

The Morning Of

Our start times are 9 to 10am for morning appointments and 1 to 2pm for afternoon appointments. About thirty minutes before we arrive you will get an on the way text from us.

When we show up we introduce ourselves and ask if there are any specific areas of concern. We can walk the home together before we start or get right to work if you have somewhere to be. Your call.

If you cannot be home that is completely fine. We will reach out when we arrive to clarify anything we need to and we already have notes from our conversation about what we are doing. That is the benefit of the person who quoted the job being the same person who shows up to do it. Nothing gets lost in a game of telephone.

When we finish

We walk you through everything we did, anything we noticed while we were working, and any suggestions for future work that would benefit the home. Soft spots in the siding, peeling paint around windows, gutter sections that need attention. If we see something worth knowing about we tell you before we leave.

If everything looks good we take payment on site or send you an invoice to pay online. Your choice and no pressure either way. Some of our jobs run into the thousands and we are not expecting a handwritten check. We do expect payment at the time of service but we fully understand that some people prefer to earn airline miles and there is nothing wrong with that.

The Guarantee

110% satisfaction on every house washing job.

If you’re not completely happy you don’t pay a nickel, pennies are obsolete anyway, and we’ll give you 10% of what the invoice would have been so you can hire someone else to take a shot at it.

We have never had to use it. But we want every Spokane homeowner to know it’s there before we show up and start spraying their house.

Fully licensed, bonded and insured. You can relax.

Frequently Asked Questions

How much does house washing in Spokane cost?

Most Spokane homes start at $475 for a full exterior soft wash. Depending on size, siding type, and how long it’s been since the last cleaning that price can increase. Homes with heavy oxidation or Hardie plank that needs a two step process may run even a little higher. Free quotes with same day response, no obligation, no awkward sales follow-up.

How long does house washing take?

Most residential jobs take two to four hours from setup to rinse. Larger homes or those with significant buildup take a little longer. We’ll give you a realistic time estimate when we quote the job so you’re not waiting around all day wondering.

Will soft washing hurt my plants or lawn?

Not when it’s done correctly. We pre-wet all surrounding landscaping before we start and keep rinsing throughout the process. For anything sensitive, ornamental trees, garden beds, anything you’d be genuinely upset about losing, we tarp or mask it off entirely. We take this seriously.

How soon can I tell if the cleaning worked?

You’ll see the difference immediately on most surfaces. Roof cleaning sometimes takes 2-3 weeks to fully die off and rinse away in the rain, but the before and after on a house wash is usually obvious the same day.

Do you wash houses in Spokane Valley and surrounding areas?

Yes. We serve Spokane and surrounding communities near you and throughout Eastern Washington and North Idaho. See our full service area.
