Snow Plowing Spokane

Show Up or Don't Bother

Snow plowing in Spokane is a service that can be something you are genuinely grateful for or one that becomes a constant headache and follow-up wondering when your contractor is going to show up.

We are snow vampires. We rarely see the light of day unless we are doing post-storm lot inspections. A majority of the storms Spokane gets roll through in the middle of the night leaving a mess for the early morning commute. That is when we are already working.

How We Know When to Plow

We work with varying trigger depths depending on what each client needs. Some accounts are zero tolerance meaning we are there the moment any accumulation begins. Most of our commercial accounts use a 2.5 inch trigger which means our trucks leave the shop when at least 2.5 inches have fallen.

Work has already begun on our end before the trucks roll. Pre-treatment with liquid deicer starts up to 48 hours before a predicted storm event. By the time snow starts falling your lot has already been treated to prevent bonding to the pavement surface.

What Happens When We Arrive

We start with the sidewalks and entry ways. Those get shoveled first and that snow gets pushed out into the parking lot where we can move it with the plow. Getting pedestrian access open before anything else is the priority. Your employees and customers need to get in before anyone needs to park.

From there we begin moving snow into piles in areas we pre-designated with you during our preseason walkthrough. We do not just push snow wherever is convenient. Every pile location is planned in advance so snow does not block fire hydrants, dumpster access, loading docks, or eat into parking spaces faster than necessary.

We run V-plows on all our trucks. A V-plow moves and stacks snow significantly more efficiently than a traditional straight blade. The ability to angle and scoop rather than just push means we get more done per pass and can stack snow higher in designated areas rather than spreading it across the lot.

How Storm Size Changes the Approach

Smaller storms usually respond well to pre-treatment with liquid deicer and will burn off before significant accumulation builds. Two inches of snow on a pre-treated surface often clears without a plow visit at all.

Snow squalls where Spokane gets six inches in a few hours are a different situation. Pre-treatment in those events helps prevent the snow from bonding to the pavement before we can get there to plow but the volume requires a full plow response. If we are in the middle of a storm event with more snow expected to continue falling we do a partial plow first. We open up the main driveways and walkways to keep your business operational and come back for a full detail pass once the storm lets off.

The bigger storms are always more fun and satisfying from an operator standpoint. We are genuinely grateful any time it snows in Spokane.

Why We Bill Per Storm Not Per Hour

We bill per storm and accumulation along with any deicing services applied. Not hourly.

The reason is simple. We want to work as efficiently as possible and we have multiple locations to clear before they open for business. When contractors price by the hour they will be there for hours. Bring them some coffee when you see them in the morning. They are motivated to drag out the clock. We are motivated to get it done and move on to the next account.

Per storm billing aligns our interests with yours. The faster we clear your lot the better for everyone. Hourly billing does the opposite.

The One Hour Guarantee

The one hour guarantee means we have to operate at peak efficiency. There is no room for slow routes, mechanical downtime without a backup plan, or taking on more accounts than our equipment can cover.

If we cannot make the one hour window we do not charge for that visit. That policy only works if the route, the equipment, and the crew are all prepared before the first flake falls. Pre-season walkthroughs, staked lots, designated pile areas, and backup truck availability are all part of making the guarantee possible rather than just making it as a marketing claim.

See our full commercial snow removal page for complete details on how the guarantee works and what is included in a seasonal contract.

What a Good Commercial Plow Actually Looks Like

A good snow plow contractor will have your lot and walkways down to bare pavement and ready to go when you show up for work.

Here is what that requires that most property managers never think to ask about.

We stake the lot before winter begins. Snow markers identify any obstacles that will be buried under accumulation. Hidden curbs. Parking blocks. The raised potholes that send a driver out of their seat when they forget they are there. Every obstacle gets marked before the first storm so we are not discovering them at 3am with a truck moving at speed.

Snow pile placement is planned before the season starts. Where the snow goes matters as much as removing it. Piles that block fire hydrants create liability, placed against dumpsters prevent access and create a pest problem when they melt. Piles that grow into the parking spaces progressively eliminate the parking you are trying to keep clear. We walk the property before winter and designate pile locations that protect access and minimize the impact of accumulating snow over a full season.

Post-plow treatment prevents flash refreezing. A lot that looks clear after plowing can become a sheet of ice within an hour if temperatures drop and residual moisture freezes. Every plow visit ends with liquid deicer application on the cleared surface to prevent that from happening.

Frequently Asked Questions

What is your snow trigger depth?
We offer varying trigger depths from zero tolerance to our standard 2.5 inch trigger. Your trigger depth is established during contract setup based on your property type and operational requirements.

Do you plow at night?
Yes. Most Spokane storms roll through overnight and we plow through the night to have properties clear for the early morning commute. We are snow vampires. We rarely see the light of day unless we are doing post-storm lot inspections.

What is a V-plow and why does it matter?
A V-plow can angle and scoop snow rather than just pushing it straight ahead. This allows us to move more snow per pass, stack it higher in designated areas, and complete each lot faster than a traditional straight blade plow.

What happens if you cannot make the one hour guarantee?
We do not charge for that visit. The guarantee is real not a marketing claim. It only works because our routes, equipment, and backup plans are all structured to make it achievable.

Do you handle sidewalk and walkway clearing?
Yes. Sidewalks and entryways are always our first priority on arrival. Pedestrian access opens before parking lot clearing begins.

What happens with large snow accumulation over multiple storms?
When snow piles begin encroaching on parking spaces we offer snow stacking with a skidsteer or front end loader to reclaim space. When stacking is no longer sufficient we offer snow haul-off to move accumulated snow off site entirely.

How do I sign a seasonal contract?
Call or text 509-464-9461. We do a preseason walkthrough of your property, establish trigger depths and pile locations, and get the contract in place before the first storm arrives. The earlier you sign the better route priority you receive.
